My primary motivation is to provide the type of accommodation which homeless people would otherwise occupy such as housing in the form of Motel / Backpacker style accommodation effectively closed down in the last decade by the QLD government and local authorities around Australia due to the CHILDERS Backpacker arson attackThis type of accommodation is very management intensive being daily or weekly rental cycle and is unlikely to attract investors for a number of reasons mainly because such accommodation had established use and would otherwise require:-
Material Change of Use or
Gazetted Rezoning of Land
Whilst the cost of upgrading for means of escape from fire or �fireproofing� of existing buildings was unfeasibly beyond the reach of landlords who would often opt for the sale of property for redeveloping into accommodation of 1/10th capacity certainly beyond the reach of the homeless or destituteI regret that myself and my colleagues were unable to assist you or progress the Expression of Interest in the Tender by the Department of Housing Partnership Capital Delivery and Procurement of Strategic Asset Management Renewal
A. Because of lack of enthusiasm for the time consuming process of government tendering based on previous adverse experience by Certified Builders
B. Could we please devise a way whereby a developer may rely on your support and commitment in writing as a condition prior to purchase that the Material Change of Use and or Gazetted Rezoning of Land would be guaranteed for the purpose of housing as described
